Spray Foam Insulation Problems: Damp, Rot and Mortgage Risks Explained

Trapped Moisture and Condensation

One of the most commonly reported foam insulation problems is the way spray foam interacts with moisture. A healthy loft relies on controlled airflow to allow any moisture — from cooking, bathing, or breathing below — to escape before it can settle on cold surfaces. Spray foam can disrupt this balance in two ways.

Open-cell spray foam is a soft, sponge-like material that readily absorbs water vapour. If the loft space is not adequately ventilated after application, moisture can become trapped within the foam itself and against the timber rafters it has been sprayed onto. Over time, this can create persistently damp conditions that are conducive to mould growth and wood decay.

Closed-cell spray foam is rigid and largely impermeable to water vapour, which sounds beneficial but can create a different problem: it may act as a vapour barrier in the wrong place. Moisture trying to migrate through the structure meets the foam and can condense on whichever surface is coldest — often the back face of the rafters, entirely out of sight.

Both scenarios can establish damp conditions over a long period before any outward sign appears, which is part of why surveyors and lenders treat spray foam with caution regardless of type. The principles behind controlling this risk are set out in the Building Regulations Approved Documents L (conservation of fuel and power) and F (ventilation), and in BS 5250, the British Standard covering the management of moisture in buildings.

Timber Rot and Hidden Defects

Closely linked to the moisture issue is the risk of timber decay. Spray foam bonds firmly — sometimes permanently — to the surface of roof rafters, sarking boards, and purlins. Once adhered, it prevents any visual or physical inspection of the timber beneath.

This is a critical concern for RICS-registered surveyors, who are required to assess the structural condition of a roof before a lender will offer a mortgage. Where spray foam obscures the rafters, the surveyor cannot confirm the timber is sound. The standard outcome is a report noting that the roof structure cannot be inspected — and many lenders treat this as grounds to decline or restrict lending.

In cases where foam has been in place for many years, particularly open-cell foam in poorly ventilated lofts, rot can develop undetected. The full extent of any damage is often only revealed once the foam is removed — and remedial timber repairs can add £200–£1,000 or more (guide range) to the overall cost of the project.

Blocked Ventilation

A cold-roof construction relies on a continuous air gap between the insulation and the roof covering, allowing air to circulate freely from eaves to ridge. This is the ventilation principle reflected in Building Regulations Approved Document F and in BS 5250. Spray foam applied directly to the underside of roof tiles or sarking boards frequently fills this gap entirely, or reduces it below the level needed for adequate cross-ventilation.

The consequences of blocked ventilation can include:

  • Elevated summer temperatures in the loft, which can shorten the life of the roof covering
  • Condensation forming on cold surfaces in winter due to the absence of air movement
  • Increased risk of interstitial condensation within the roof build-up
  • Potential non-compliance with Building Regulations, which may affect insurance

It is worth noting that some spray foam installations were carried out without the necessary building consent or, in some cases, without the householder being clearly informed of the long-term implications. This is one reason the Property Care Association (PCA) introduced its Spray Foam Inspection Protocol in 2023, alongside a register of surveyors — to give homeowners an independent, standardised assessment of the situation in their specific property.

Resale and Mortgage Impact

For many homeowners, the issues with spray foam insulation only become apparent when they try to sell or remortgage. The impact on lending is significant and well documented.

As of mid-2026, more than 50 UK mortgage lenders restrict lending on properties with spray foam insulation. Approximately 75% of providers either refuse outright or require additional evidence and paperwork before considering a case (HomeOwners Alliance/BBC). Equity-release lenders are particularly cautious: all providers in the equity-release market surveyed decline applications where spray foam is present in the roof.

The underlying reason is consistent: the foam hides the roof timbers, so a surveyor cannot assess their condition (a point made by RICS), and there are recognised concerns around trapped moisture, condensation, and potential rot. Some lenders will, however, assess applications on a case-by-case basis if the borrower can provide a professional inspection report and, where appropriate, an independent removal certificate. TSB, for example, has stated it does not accept spray foam on new mortgage applications but may consider existing customers on a case-by-case basis — always check current criteria directly with the lender or via a qualified mortgage broker.

It is also worth keeping the risk in perspective. RICS has noted that foam may affect a property’s valuation where it has been incorrectly applied, while the Insulation Manufacturers Association (IMA) has stated that correctly installed foam is often safe and rarely needs removal. An inspection is what tells you which situation applies to your home.

The government confirmed in March 2025 that it will not fund removal, but has indicated it is engaging with lenders to improve their approach to affected properties. The Great British Insulation Scheme (GBIS) closed on 31 March 2026, with no successor scheme announced for removal costs.

Health Considerations

Questions about whether spray foam is harmful to health are understandable, and it is important to give a balanced answer.

The principal health consideration relates to the installation process itself. Spray foam is formed by mixing two chemical components (isocyanates and polyols) that react on contact. During and immediately after spraying, these chemicals release vapours and aerosols that can cause respiratory irritation and, in people with sensitivities, more serious reactions. This is why professional applicators use respiratory protection and why properties should be ventilated and vacated during installation.

Once the foam has fully cured — typically within 24–72 hours — the chemical reaction is complete and the material is generally considered inert and low-risk for occupants going about normal daily life. PCA guidance does not flag cured spray foam as an ongoing health hazard under normal residential conditions.

The secondary, indirect health consideration is the damp and mould that poor ventilation and trapped moisture can encourage. Prolonged exposure to mould spores is a recognised respiratory risk, particularly for children, elderly people, and those with existing lung conditions — a consideration noted in GOV.UK guidance on damp and mould in homes.

When to Get an Inspection

If your home has spray foam insulation, the single most useful thing you can do is arrange an independent inspection under the PCA Spray Foam Inspection Protocol. This is not the same as asking the original installer for a review — an independent inspection gives you an unbiased report on the type of foam present, its condition, the state of the ventilation and any accessible timbers, and a clear recommendation on whether removal is advisable.

Removal is common but not always required. Some installations — particularly closed-cell foam applied correctly to a warm roof — may be assessed as low-risk, and a lender may, on a case-by-case basis, accept an inspection report without requiring removal. Starting with an inspection rather than proceeding straight to removal can save you cost and disruption.
