How the Estimate Is Worked Out
The calculator applies a straightforward model based on four variables that removal specialists use when pricing jobs. Understanding these factors helps you interpret the estimate and prepare for your survey.
1. Foam Type
The single biggest cost driver is whether the foam is open-cell (soft, spongy, typically cream or yellow) or closed-cell (hard, rigid, typically green, grey, or yellow). Open-cell foam is water-permeable and generally easier to remove mechanically, with guide rates of £25–£40 per m². Closed-cell foam bonds tightly to roof timbers and is significantly harder to remove without risking timber damage, hence the higher guide rate of £40–£65 per m². 2. Loft Area
The treated area in square metres is multiplied by the per-m² rate to produce the base removal cost. A typical three-bedroom semi-detached house has a loft area of approximately 60–80 m²; a four- or five-bedroom detached house may be 100–130 m² or more. If you do not know your loft area, the calculator applies a default of approximately 75 m² as a guide. For a typical 100 m² loft, the all-in guide range is £2,800–£8,000 depending on foam type and access.
3. Access Difficulty
Restricted access — a small or awkwardly positioned loft hatch, a steep roof pitch, fragile ceiling boards, or heavy storage — increases the time and effort required. Specialists typically apply a surcharge of £5–£15 per m² for difficult access. Straightforward lofts with a standard hatch and clear boarding attract no surcharge.
4. Region
Labour and overhead costs vary across the UK. Properties in London and the South East generally attract a modest uplift of around 10%; Scotland may attract a small uplift due to travel and logistics. Rates in the Midlands, North of England, Wales, and South West are broadly comparable to the national guide ranges shown above.

Why This Is a Guide Range, Not a Fixed Price
Online cost calculators — including this one — are useful for budgeting and comparison, but they cannot account for everything a specialist finds when they physically inspect your property. Variables that only become visible on site include:
- The actual depth and coverage of the foam application (some installations are thicker than standard)
- Whether the foam has been applied over existing insulation or directly to timbers
- The condition of roof timbers beneath the foam — particularly relevant with older properties
- The presence of wiring, pipework, or other services running through the foam
- Actual loft dimensions (if you selected an approximate area)
